Project planning and design
We start by understanding your vision, lifestyle needs, and site opportunities. This initial phase explores design concepts, budget parameters, and project feasibility. We'll discuss your must-haves, nice-to-haves, and how the home will work for your family. If you don't have an architect yet, we can connect you with designers who specialise in luxury residential projects.

Architectural design development
Working with your architect, we refine the design through sketches, 3D renders, and material selections. Our builder's eye reviews the plans for constructability, cost efficiency, and long-term performance in Queensland's climate. This collaborative process ensures the design vision is achievable within budget before investing in detailed documentation.

Detailed proposal and documentation
Your architect produces full construction drawings and specifications while we develop a comprehensive fixed-price proposal. We break down costs, timelines, and inclusions so there are no surprises. This stage includes engineering consultations, energy assessments, and finalising all material selections before you commit.

Contract agreement
Once you're confident with the scope and price, we formalise the building contract under QBCC regulations. We'll walk you through the contract terms, payment schedule, and variation process. With contracts signed, we lodge for council approvals and building permits while ordering long-lead materials.

Construction and contract admin
Your home comes to life with our team on site daily, managing trades, quality control, and program. We provide regular updates and site meetings so you're across progress at every stage. Variations are documented and approved before work proceeds, keeping everything transparent and on track.

Handover and warranty
We conduct a thorough inspection together, addressing any final touches before handover. You'll receive all warranties, manuals, and compliance certificates for your home. Our relationship doesn't end at handover, we're available throughout your warranty period and beyond to ensure your home performs exactly as it should.
